How to spot a rental scam in the UK: checks before you pay

Action Fraud reports that the average rental fraud victim in the UK loses about £1,400. The schemes change, the pattern does not: pressure to pay before you can verify anything. This guide lists the common patterns, the free and cheap checks that break them, and where to go if something already went wrong.

The three common patterns

1. The phantom listing

The home does not exist or is not for rent. The photos are stolen, the price is slightly too good, and the "landlord" is abroad — so a viewing is impossible, but a deposit will "hold" the home.

2. The hijacked ad

A real listing is copied, and the contact details are swapped. Everything checks out about the property — because it is a real property. Only the person collecting your money has no connection to it.

3. The fake landlord

A real viewing, a real key — held by someone with no right to let the home: a tenant subletting without consent, or a stranger with short-term access. The rent flows until the real owner appears.

Warning signs

  1. Payment requested before any viewing or before you receive a contract.
  2. Pressure and deadlines: "three other people want it, pay today".
  3. Payment to a personal account abroad, by transfer, gift cards or crypto.
  4. The "landlord" cannot meet: always abroad, always busy, video only.
  5. The rent is clearly below the market for the area.
  6. The name on the contract does not match anything you can verify.
None of these signs alone proves fraud. Together with a refusal to be verified, they are a reason to stop and check before money moves.

The £7 check: who really owns the home

England and Wales have an official ownership register — HM Land Registry. Anyone can order a title register extract for £7 on GOV.UK. It shows the registered owner of the address.

  1. Order the extract for the exact address (a few minutes online).
  2. Compare the registered owner with the landlord name in your contract.
  3. If they differ — ask in writing who the owner is and how the letting is authorised. Homes are often legitimately let by agents or owned by companies, so a mismatch is a question, not a verdict.

Free checks that take minutes

If the landlord is a company, its status and age are public on Companies House. If the home is a shared house, several councils publish live licence registers.   1. Contact your bank immediately — ask about the transfer and chargeback options.
